What we saw

Calcium leaching through the joints.

Humid Florida air pulls alkaline moisture up through the paver from below. Once the original sealer is gone, the mineral wash dries on the surface as a white film that won’t pressure-wash off.

Our fix: Acid-neutralize the efflorescence cleanly, then lock the surface with Trident CAT 5 to block future moisture migration.

What we saw

Sealer breaking down at the front door.

The original coating has worn through unevenly at the entry — the highest-traffic spot on the property and the first impression for every guest. Patchy tone, no protection, and rain water sits instead of beading.

Our fix: Strip the failed coating cleanly, then reseal the full entry with Trident CAT 5 — UV-stable, even-toned, and water beads off again.

Most companies use box-store acrylic sealer that fails in 12-18 months on Florida pavers, hazes in the humidity, and leaves you with a slick surface. That’s not us.

Trident CAT 5 is a commercial 2-part urethane wet-look sealer engineered for hurricane-coast concrete paver. Deep joint penetration, UV-stable, and a real 3–5 year life in NE Florida sun — the lower end on full-sun pool deck, the upper end on shaded patios and vertical wall surfaces. This is what lets us put a real guarantee on the work.

You’re getting other estimates — that’s how we’d do it too. But sealing pavers is the one trade where the cheap quote can cost you the whole patio. The questions below are what we’d ask if it were our home. Run through them with the next two contractors before you decide.

01 · Process

What’s your process?

If they can’t walk you through it cleanly — clean, strip, joint reset, prime, two coats with proper recoat windows, anti-slip if needed — the rest of the answers don’t matter.

02 · Timeline

How many days?

Stripping, drying, sanding, two coats with overnight cure — we plan for 3 to 5 days on a property your size. A “we’ll knock it out tomorrow” is a red flag. Pavers don’t cure on someone else’s schedule.

03 · Sealer

What sealer are you using?

The sealer is the whole job. Box-store acrylic is what most companies use because it’s cheap and dries fast — and fails in 12 to 18 months on Florida pavers. Ask for the brand. Ask for the spec sheet. We use Trident CAT 5 commercial 2-part urethane — rated 3 to 5 years.

04 · Sand

What kind of sand goes in the joints?

If they say polymeric — run. Polymeric sand cracks, locks moisture under the sealer, turns a 5-year job into a 2-year warranty claim.

If they say play sand — run faster. That’s beach sand. It washes out the first hard rain.

Joint angular sand is the only correct answer. And if they don’t show you color samples, they aren’t thinking about how it looks against your stone.

05 · Sand Process

Walk me through your sanding process.

The right answer mentions a mechanical plate compactor. Sand goes in dry, gets vibrated down into the joints in passes, then topped off and re-vibrated until the chamfer line is clean. If they’re filling joints with a broom and calling it done, the joints will fail.

06 · Coats

How many coats are you putting on?

Two. The right answer is two. If they say three or four — that’s a problem. More coats doesn’t mean better protection — it means the first coats weren’t dilution-correct and they’re stacking sealer to compensate. That hazes, peels, and traps moisture under the surface.

07 · Recoat Window

How long between coats?

Coat one needs time to flash and set before coat two goes down. Manufacturer-specified window — on Trident CAT 5 it’s typically 60 to 90 minutes depending on humidity. Stacking the next coat on top of wet sealer is exactly how you get the milky white film you’ve seen on neighbors’ patios.

08 · Dilution

What’s your dilution rate?

1:1 sealer-to-water. That’s the spec. Concentrated sealer doesn’t mean better — it sits on top instead of penetrating, and that’s how you get the cloudy haze that won’t pressure-wash off.

If it’s a 2-part urethane like Trident CAT 5: parts A and B get measured and combined separately first — then diluted 1:1 with water for application. Anyone skipping the part-A part-B step is shortcutting the chemistry.

If their answers don’t line up The cheap quote is rarely cheap. Failed sealer costs more to remove than it did to apply — and you live with the haze in the meantime. Ask the questions. Compare the answers. Then decide.
